TAKING CARE OF YOUR HOME
Periodic attention to these areas can protect the investment in your home. By scheduling them on your calendar you will not forget they need to be done. If you don't delete them from the calendar, you'll continue to be "nagged" until you finally do them:
- Change HVAC filters regularly; 2–3 months depending on use
- Have heating & cooling professionally serviced annually
- Check that the A/C hoses are not dry/cracked. This will keep the A/C running more efficiently
- Change batteries in smoke & carbon monoxide detectors annually
- Keep track of capital improvements made to your home throughout the year that increases the tax basis & lowers capital gains and therefore pay less tax (talk to your CPA)
- Challenge your property tax assessment when you receive that year's assessment when you feel that the value is too high. Reach out to me for comparable sales
- Before making any additional principle-payments check with your lender to ensure you’re doing it correctly
- If you have a mortgage, verify the unpaid balance & if additional principal payments were applied properly
- Keep trees pruned & shrubs trimmed away from house to enhance visual appeal, increase security & prevent damage
- Check toilets, sinks, clothes washer, dish washer & any other wet areas inside & outside periodically to see if they're leaking & repair if necessary
- Keep dryer vent free of lint for efficiency & to prevent fire
- Lubricate washing machine shutoff valves annually to prevent “freezing”
- Clean roof & gutters twice a year to control rainwater away from your home to protect roof, siding & foundation
- To identify indications of foundation issues, periodically, check around perimeter of home for cracks in walls or concrete. Do doors & windows open properly?
- Peeling or chipping paint can lead to wood & interior damage. Small areas can be touched-up, but multiple areas may indicate that the whole exterior needs painting
- If there is a chimney & fires are burned in the fireplace, it may need to be inspected & possibly cleaned
- If the home has an irrigation system, manually turn the sprinklers on, one zone at a time to determine if they are working & aimed properly
- Ensure outside drainage is sloped away from the house
- Check the mastic on the roofing at least every two years to ensure it’s not cracked or chipping
- Be on the lookout for mold, termites or other bug infestations, if you suspect any of this have it professionally inspected right away
- Flush pool solar panels in the winter
- Any visual or audio abnormalities should be checked right away
